As you know, during our initial discussions and prior to you being appointed exclusive selling agent, I was very sceptical that you could achieve a selling price above your top end probable price. You sighted a number of examples where you had achieved in excess of the advertised sell price but as I suggested, this may be a few highlighted examples and may not be representative of what you could do for me.
However I decided to go with HT Wills because I was attracted by the selling strategies you planned to adopt, in order to maximise the sell price ....AND I made the correct decision because you achieved a price that was almost 10% ($63,555) above your low end expectation, 3.8% ($23,555) above your high end expectation and EVEN $8,555 above the advertised price. I was also impressed that you did not conduct general open houses but brought eligible purchasers through on a personal basis.

I would like to express my sincere appreciation to you on selling my property Unit 2/21-25 Wright St Hurstville NSW 2220. I am very impress with your marketing strategy and ethical real estate selling practise.
Your valuation and buyer screen skill is also very impressive. I was noticed that there was a sale record of similar property in the building Unit 10, which has similar configuration, was sold for 458,000 one month prior. I was very suspicious when your market appraisal valued my property around 460,000 to 490,000 with just over a month time. I thought it was typical real estate tactic to overvalue property and later on talk down the price. I was shocked when you sold my property at the record price of $507,000 with just only 2 inspections (no weekend open inspection/newspaper advertisement, internet ad etc) within 2 weeks of our first meeting.

We met Wayne by the end of December last year, in order to inspect one of your properties in Hurstville. That was the time when most businesses closed for Christmas. We didn’t expect anyone from your company would answer the phone, or show us anything. We just tried our luck.
Luckily, Wayne not only answered the phone, also actively showed us few properties which might suit our needs. I am sorry that I did not have the time the other day to catch up with you in your office but am sending this Email on behalf of Kerrie and I to express our deep appreciation for your assistance in selling our home unit and more importantly was how quickly you were able to secure the Sale.
As you are aware we had this unit approximately 10 years and it was managed by Peter Kwan from Centaline at Hurstville whom we initially approached when we had determined to sell the Unit. Peter unfortunately spend about 10 minutes explaining to us how difficult it would be to sell the unit etc etc and I don’t think he really listened to what we were trying to say.
Kerrie and I had done some preliminary investigation of what was on sale locally (Hurstville and surrounds) and I think we were realistic in that we expected.
You treated us in professional manner when we walked in to your office completely unknown and whilst making no promises initially in our discussion said you would investigate the matter and call at our home in a few days to outline your strategies.
We were both amazed at the groundwork that you had done and then further amazed with your follow up phone call 48 hours later to say that you had a potential buyer that looked extremely promising.
The next day you phoned me as I was heading off to work to say that you had a deposit and were prepares to meet me on the way to work to have me sign some documentation and then to advise that you were able to secure the sale at a price or more than we were asking. You then drove to Chatswood to have my wife also sign the same documentation.
This exceeded our expectation in respect to the sale and was most appreciated at this time of year when both Kerrie and I are under seasonal stress in our respective employment.
